1. Information We Collect

Information you provide directly

• Account information: email address and password, if you create an account.
• Home profile: address, square footage, year built, home type, heating type, insulation quality, and number of occupants, if you choose to enter this information.
• Appliance and maintenance records: appliance details, warranty information, maintenance tasks, and repair history you enter.
• Energy data: utility bill information you enter manually, scan via photo/document upload, or import via CSV.
• Smart home device information: device names, types, brands, locations in your home, and readings you log manually.
• Contractor contacts: names, trades, phone numbers, and notes for contractors you save.
• Household sharing: email addresses of household members you invite, if you use this feature.

Information collected automatically

• Basic usage and diagnostic information necessary for the App to function (e.g., error logs), if applicable.

2. How We Use Your Information

We use the information you provide to:

• Operate core App features: appliance tracking, maintenance scheduling, energy tracking, and smart home device monitoring.
• Sync your data across your devices and back it up, if you create an account.
• Share home data with household members you explicitly invite.
• Process bill images or documents you upload using an AI service (see Section 4) to extract relevant data, such as usage and cost.
• Communicate with you about your account, if necessary.

We do not sell your personal information.

3. Where Your Data Is Stored

• Without an account: your data is stored locally on your device only. We do not have access to it, and it is not backed up unless you export it yourself.
• With an account: your data is stored locally on your device and synced to secure cloud servers operated by our backend provider, Supabase, so it can be backed up and shared with household members you invite.

4. Third-Party Services

We use the following third-party services to operate the App:

• Supabase (database, authentication, and cloud storage), for account creation and data sync, if you choose to sign in.
• An AI processing service, to extract data from utility bill photos or documents you choose to upload. Images are processed to extract billing data and are not used for any other purpose.
• Referral partners (such as Angi and/or Thumbtack), if you tap a "Find a Pro" or similar feature. Tapping these links takes you to the partner's website or app, which has its own privacy policy governing any information you provide there. We may receive a commission if you book a service through these links, at no extra cost to you. We do not share your personal data with these partners beyond what standard web/app referral tracking includes.

Each of these providers processes data under their own privacy and security practices.

5. Your Choices and Rights

• Export your data: you can export all your App data as a JSON file at any time from Settings, regardless of whether you have an account.
• Delete your data: you can delete individual records within the App, or request full account and data deletion by contacting us (see Section 8).
• Household sharing: the owner of a shared household can remove members at any time.
• California residents: you may have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect and the right to request deletion. Contact us using the information in Section 8 to exercise these rights.

6. Data Retention

We retain your data for as long as your account is active, or as long as needed to provide the App's features. If you delete your account, we will delete your associated data from our servers within a reasonable time, except where retention is required by law.

7. Children's Privacy

The App is not directed at children under 13, and we do not knowingly collect personal information from children under 13.

9. Changes to This Policy

We may update this Privacy Policy from time to time. We will update the "Last updated" date above when we do. Continued use of the App after changes take effect constitutes acceptance of the updated policy.
